Terms of Service

1. Who we are

REI Private Money Lending, LLC ("REI PML," "we," "us") operates rei-privatemoneylender.com and the Fast Fund and Flip Framework ("F4"), a private funding program for real-estate rehabilitation projects structured as per-deal ventures, together with related informational report products. 2. What F4 is (and is not)

Under F4, a venture is formed around a qualifying project, and REI PML, as the private money lender behind the venture, may finance up to 100% of the project's purchase, rehab, and closing costs, within program limits (including a maximum of 70% of after-repair value) and with no down payment required; participants carry the venture's operating obligations — including monthly payments, insurance, reserves, and rehab draws reimbursed on verified work — and profits are shared under a written agreement negotiated per deal. Participation is subject to application, qualification, underwriting, and execution of definitive agreements — submission of a form, inquiry, or report purchase is not an offer, commitment, or approval of funding. A licensed general contractor is required in every deal; where a participant does not have one, a general contractor may be arranged through our network as part of qualification, subject to program conditions.

We are not a bank or depository institution, and nothing on this site constitutes legal, tax, investment, or accounting advice. Program terms, profit-sharing splits, and eligibility are determined per deal and controlled solely by the definitive written agreements.

3. Report products

We offer paid informational reports (e.g., preliminary title/lien and collateral reports) at the prices shown at checkout. Reports are informational only, are not title insurance, legal opinions, or lending commitments, and are non-refundable once delivered except where law requires.

4. Payments

Report purchases are processed by our payment processor. You authorize the charge at checkout. Taxes are your responsibility where applicable.

5. Your responsibilities

You agree that information you submit (including project, licensing, and financial information) is truthful and current; that you hold, and will maintain, any licenses your role requires (including general-contractor licensing where applicable); and that you will not use the site or program for unlawful, deceptive, or harassing purposes.

6. Communications & AI features — disclosure and limits

With your consent (see Privacy Policy §6), we may contact you by email, SMS, and phone — including, where enabled, calls placed with an automated or AI-generated voice, which will identify itself at the start of the interaction. Calls may be recorded and transcribed where permitted by law. Reply STOP to opt out of texts; you may revoke communication consent at any time by any reasonable method.

7. Intellectual property

We own the site, the F4 name and materials, report formats, and program content. You retain ownership of the information and documents you submit; you grant us a license to process them to operate the program and provide services to you.

8. Acceptable use

No unlawful content, malware, attempts to breach or overload the site, scraping, misrepresentation of identity or licensure, or misrepresentation of affiliation with any government entity.

9. Third-party services

The site and program rely on third-party providers (platform, payment, telephony/messaging, data). Their availability affects our services; their terms may apply to relevant features.

10. Disclaimers

THE SITE, REPORTS, AND PROGRAM INFORMATION ARE PROVIDED "AS IS" AND "AS AVAILABLE." WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. WE DO NOT WARRANT ANY BUSINESS OUTCOME, DEAL APPROVAL, FUNDING TIMELINE, PROFIT, OR RETURN. PAST PROJECT OUTCOMES DO NOT PREDICT FUTURE RESULTS.

11. Limitation of liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR AGGREGATE LIABILITY ARISING FROM THE SITE OR REPORT PRODUCTS IS LIMITED TO THE AMOUNTS YOU PAID US FOR REPORT PRODUCTS IN THE 12 MONTHS BEFORE THE CLAIM; WE ARE NOT LIABLE FOR INDIRECT, INCIDENTAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES. LIABILITY UNDER ANY EXECUTED PROGRAM AGREEMENT IS GOVERNED BY THAT AGREEMENT, NOT THESE TERMS.

12. Indemnification

You will indemnify us against claims arising from your submissions, your breach of these Terms, or your violation of law (including licensing requirements applicable to you).

13. Termination

We may suspend or refuse service for breach, legal risk, or misrepresentation. You may discontinue use at any time; consent revocations are honored per the Privacy Policy.

14. Governing law & disputes

Texas law governs; venue: Harris County, Texas.

15. Changes

We may update these Terms with notice; continued use constitutes acceptance.
